Recommended by a friend before we arrived and didn’t disappoint.Busy when we arrived but got a seat within 20 minutes and then service was rapid (food arrived within 5 minutes of sitting down)Pancakes were tasty and filling, coffee was strong and mimosas were delicious.Quite expensive for the meal at $120 including tip, more than I would have liked to have paid, but worth it for the experience once.
First time & wont be the last ! Came here with birthday girl for breakfast & the attention/service was so wonderful! The staff is so nice & attentive. They seat you right away. Our waiter was very polite & knowledgeable. We didnt even wait a long time for our food to come out. It was done in no time! Service was excellent & They even surprised my girl with a pie slice for her birthday. Super, super sweet!

Three pancakes with a nice serving of fruit come in at $26, which feels a bit steep for what you’re getting.However, I highly recommend trying the Buttermilk Balls for $8. These were a standout item—crispy on the outside, soft and fluffy on the inside, and bursting with rich buttermilk flavor. They’re smaller, shareable bites that pack a lot of taste and made a stronger impression than the pancakes.The service was attentive despite how busy it was, which speaks to the professionalism of the staff. This Thanksgiving, I decided to try something new and headed to Bubby’s, and it was one of the best decisions I’ve made. The food was absolutely amazing. From the perfectly roasted turkey to the indulgent sides like creamy mashed potatoes and flavorful stuffing, every dish was crafted with care and tasted like home.The atmosphere was warm and inviting, making it feel like a big family gathering. And let’s not forget the desserts and the pumpkin pie was a standout, and it was the perfect way to end the meal.If you’re looking for a place that delivers incredible food and great vibes, Bubby’s is the spot. I can’t wait to go back and try more from their menu. Highly recommend!
Made reservations for our trip and definitely recommend not standing in line.Everything we ordered came out above our expectations !The jam is actually creamy and unlike any jam I’ve had before. Must have pancakes of course. Also, a trip around the chicken and pancakes plate is worth the work !ENJOY 😁
We loved this place! Booked a table for 6 people for lunch and we were glad we had, it was busy when we arrived! The place is super laid back with a buzzy atmosphere and good service. The food was really great, my only complaint is the lack of vegan options (just one). But the vegan burger was delicious, and everyone else loved their food, in true NY style, the portions are HUGE. By the time we left around 2:30pm it was much quieter. Note they will only seat full parties for reservations. Its pricey for a casual brunch but worthwhile for good service and some New York staple dishes.
This place was worth the wait. I didn’t realize the line would be around the block for brunch when we got there, but I’m glad we stayed. The food tasted good and they give you huge portions (the little fresh butter cup they give you with your meal is very cute). The service was also great, very efficient; you can tell the staff is used to dealing with this big brunch rush every weekend.
After a 45 minute wait in the freezing cold, we got in!!! It was totally worth it… the sourdough pancakes were just like the ones my husband’s grandma used to make. The potatoes are chunky real ones and the sausage was very flavorful!
A filling brunch in lively setting with indoor and outdoor seating. Food comes out very quick after we order and is generous portion. Staffs are friendly though note that Bubby’s do not seat you unless you have full party and dont take reservation for brunch.Noise level was very high and we could barely hear each other across the table. Drink portion was also not as generous vs other restaurant. Overall, a pleasant meal though would recommend outdoor seating or avoid peak time.
WOW this is a MUST For all pancake lovers!We went here twice while staying in NYC for 1.5 weeks. The pancakes are out of this world, and the toppings were just amazing. We bought a pancake kit so that we could bring the experience home. Obviously we were not able to replicate the feeling but still it was really good. Although I wish we had bought more on our way home.Also, do not hesitate to order the flaky buttermilk biscuits! They are in a league of their own.Big recommendation from Sweden!

Reliably good comfort food especially the biscuits. The line is always long but moves rather quickly in my opinion. The vibe is lively but can be a bit noisy, understandably so. It’s an institution for a reason. Staff is always nice and patient.
Traditional American pancakes in a diner type setting- bottomless coffee and fluffy pancakes that will blow your mind. Service is super efficient- think we only waited 5min for food to arrive. Tasty and huge portions! Highly recommend!
We queued up for a good half an hour, no problems with that, it’s to be expected at a well known establish like this one. As my wife and I reached the front of the queue, I turned around to see another couple who had been waiting a few spots behind us, be greeted by one of the hosts with a handshake and guided to a table. I went over right away and made a point of the fact that my wife and I were ahead in the queue, and I was told that our table would be ready in 30 seconds. Which, it was. Regardless, it left me feeling a little annoyed as I was guided to my table, the host clearly annoyed that I had the cheek to speak up.Our actual waitress was lovely, I wish I had her name.Onto the food. As you can see from the picture, Bubbys are experiencing a shortage of Nutella! 26 bucks for 3 pancakes like that. I promise you there are plenty of recipes online which you can use to make pancakes like these, and you don’t have to skimp on the toppings either. Our waitress was kind and was happy to bring out a whole bottle of it for me, again my thanks to her.All in all, pretty disappointing. I tipped in cash, hoping that tips aren’t shared and it goes only to the lovely waitress who served us.
Had my first brunch at Bubby’s and really enjoyed it! The pancake with waffle chicken was delicious, especially the chicken, which was perfectly seasoned and crispy. The black coffee was strong and well-made. It was quite busy on the weekend, but worth the wait. Definitely coming back!
I had the Turkey Reuben and it was very tasty. The chips were a tad on the thin side and made them quite brittle, but were still nice enough.The pancakes were lovely and my partner couldnt finish them evenwith great help from me. She did say her cold brew was very nice also.We sat outside and it was lovely in the sun. Even though there was a queue it went quick and service was fast. Would definitely visit again.

Very nice place for some great pancakes! Kind servers and cosy interior. Be on time if you did not book a table in advance. Its also quite expensive. We paid 63 dollars (excluding tax and tip) for 2 plates of pancakes, a scone and 2 drinks.
I can understand why this place is so popular (friendly service and American diner/family restaurant vibe) but the pancake was nothing special for me and certainly not the best I ever had. The portion was big and I couldn’t finish it by myself. It was a good experience though as I always wanted to come seeing the long line.
Happening all day breakfast scene with great music, lively ambience and wonderful service. Superb breakfast brunch menu with plenty of vegetarian and gluten-free options. Excellent soft drinks including a superb virgin pina colada frozen lemonade. The gluten-free pancakes with berries and caramelized bananas was just perfect. Home fries and home made veggie burger with a plate of Mac and cheese really hit the spot. Great quality and serving size. A lot of fun!
The egg Benedict with salmon was very delicious but the potatoes were burnt. The fried eggs were good as well but I didn’t like the pan cakes not as expected. Prices is not expensive. Service was good

I enjoyed a great brunch here. I came on a Sunday in spring on a fairly warm day. Outside seating and indoor seating is plentiful but there was a very long line for both. Even though it started raining we stayed on the line for outdoor seating due to the line being 1/3 of the length compared to indoor seating. We waited around 45 minutes. It’s nice that they let you use the bathroom if you need to during your wait in the line.I ordered the chicken and pancakes (I substituted the fluffy pancakes for the thin). The chicken was extremely juicy and well-cooked, a bit mild in flavor (I preferred more seasoned meats). Pancakes were well made and tasty, since it was drowned in syrup I didn’t actually get much of the flavor from the pancake itself. The syrup was tasty and not too sweet which I like. I ordered the house old fashioned which I enjoyed. My friends enjoyed the nonalcoholic beverages that they ordered- I believe an array of lemonades. My friend enjoyed the biscuits and was unwilling to share. My other friend ordered the crab eggs Benedict- she mentioned the muffin was soggy but overall she enjoyed it.I’d probably return- overall it was with the wait. I want to try the dessert.

We quickly chose Bubbys as the alternative (Ive had the restaurant in my Places to Go for months).Im so glad we came here instead. We were greeted by JJ who was extremely pleasant then, seated and served by Alba who was also pleasant and knowledgeable. She recommended dishes and drinks to us.We decided to go with the Summer Omelet. Mine was accompanied by the salad which was crisp and virtually perfect and the omelet was well seasoned and filling. For drinks, I had a Bubbys Spritz that was quite tasty and refreshing while my friend had a pink lemonade. We basically inhaled the food.I was so impressed with the customer service that I asked to speak to the manager as I was compelled to tell him that his staff members were incredible and this is a direct reflection of his management! Every one seemed very happy to be at work as well.A special shout-out to the kitchen staff and bartenders for a thoroughly enjoyable meal and well crafted cocktail.🫶🏾
Cute popular spot. We were able to walk right in and be seated without reservations. My Carb Benedict was amazing, real fresh crab meat. My mom had the crab cake sandwich...she rated it 3 😁 needed more seasoning. My husband the Abe Lincoln, the pork sausage was very scrumptious and he rated it 4! The home fires had to be goo because normally he picks out all the onions and peppers and today he didnt which says a lot. Alexa our waitress was kind
Visited during holiday season for a weekend brunch and was an hour wait for a party of 3. Party of 2 was prioritized as easier to seat them. We were attended to almost immediately and received our drinks and food very quickly regardless of how packed the place was. We were not rushed which I appreciated. The food was mostly good. I enjoyed and recommend the pancakes the toppings are delicious and not overly sweet. The deviled eggs flavor was good but was too salty as was the bacon. The avocado toast wasnt that great but the homefries were good. I wish they offered lattes or cappuccino but the coffee was decent and offered free refills. It ended up being a pricey brunch but overall had a very pleasant experience.
Their pancakes are more cake-y than fluffy, so depends on if you like that, but taste great. The green omelet is yum.

Found this place online from a TikTok recommendation that locals love it here and they were so right! Emma T was our server and she was so sweet, attentive and helpful! Her shining personality made our visit wonderful and she also had us laughing too which makes for such a good experience! The food here was beyond amazing and it was so cool that there is so much of it locally sourced! On top of everything else their service was so fast! Especially for a busy holiday weekend! (We went on Labor Day) There was somehow no wait for a table and our drinks and food were brought out super quickly! You can tell that they have a great staff here by how effective and efficiently they are! I already can’t wait to come back on our next visit!
There are two versions of me. The first was a person who had never visited Bubby’s. This person was a lame, sad, and flavorless person. The second me emerged after I got the absolute delight of dining at BUBBYS! This was spectacular and the pancakes were thick and fluffier than woman who just got a BBL. This was spectacular. They also had an old photo booth that my comrade and I took some memorable photos in.

Id go with a 3.7 stars I could. Its at B- place. People rave and it just isnt anything special. Its fine. Food is fine. Service is fine. Pancakes arent anything to rave about. Ive had better in a good roadside diner. They do have real maple syrup though, so that is a plus. Service is pleasant and efficient enough, nothing great. The prices are far too high for what you are getting. Blows my mind that people wait in a line around the block for a table. Not many other choices in the area though.
This was a positive surprise! We were looking for a typical American food brunch and to our delight we came acroos this place. Staff was welcoming, the place was not crowded on Monday lunch time. The grain bowl is an excellent vegan option if you order without cheese. I loved it. My husband is still talking about the fried chicken with the fluffy pancakes.

Definitely understand why theyre considered the best pancakes in NYC, these were SO GOOD! we waited for about 40 minutes for a table on a thursday morning. we ended up sitting outside under the heaters and at first I wasnt too pleased but then when i walked through the restaurant to use the bathroom i was SO glad because inside was SO PACKED i would have been uncomfortable. We ordered a stack of pancakes, side of biscuits, and then a pancake/eggs/sausage platter and devoured everything. Since it was our first time we didnt try any of the fun toppings we wanted to taste the pancakes on their own and they were PHENOMENAL. I dont usually order pancakes cuz theyre usually boring and tasteless but honestly, these barely needed syrup. HIGHLY recommend and wish we had time to go back a second time during our trip.

Though they are crowded most of the times , the service was really fast and we got to dine in quite fast given the line. Food as always too good , I went for huevos Rancheros and overloaded green omlette with green juice. Their home fries are great too, would definitely recommend it.
Everything is really great in this fun restaurant. From its rustic decor, absolutely delicious menu and beyond friendly service we enjoyed every hit of it.Where it failed was in what you would never expect. The bathroom had a long hinge on top of the door which, because the ceiling is so low, makes the sharp edge virtually eye kevel. There are no warning signs. I nearly walked right into it full speed. By the grace of God I missed it by an inch. To say I was upset would be an understatement. It ruined the whole experience.Still, barring that issue, its a place worth visiting.

The trio of pancakes is PHENOMENAL! 🤌🏼 the banana foster one was my favorite 💯 Ya girl can eat but they are so big and filling, I had to get a box! We went on a Saturday for brunch and even with a line, it moves pretty fast. The restaurant is large and there’s outdoor seating so the wait wasn’t long (for a party of 2). I swear our food was delivered within 5 minutes of ordering it; so fast! I highly recommend the biscuits and pancakes though the hibiscus flavored Arnold palmer was bland and wasn’t worth it.
Please try the Banoffee it’s amazing. Took my friends there and can’t believe these Americans don’t know what banoffee is. Anw food was up to standards got the satisfaction of brunch. Line was a bit long but is worth it! Expected more from the pancake but it was still goodd.

Always want to try, always lone lone line. It was a Sunday afternoon, lucky we got seats at the bar without waiting. Tomato soup and cheese bread as our starter, perfect crunch not too hard to bite, they were on the point. What a fun place. Lots of hustle and bustle to bring you huge portions of breakfast favorites. The waiter was very good and even though pretty busy in there, no rush to move you along. Enjoyed the people watching in there, looked like a mix of local and tourist. Id go back in a flash. Fried chicken is to die for.

What a jam-packed eatery, the wait is easily 40-50 minutes inside and outside for dining on a Saturday. Worth the hype & certainly up there at meeting expectations.Tried their chocolate chip pancakes and lemonade( from their brunch menu). The fluffiest of pancakes that will fill you to the max. The serving size here is crazy.Overall a great experience 👍
I had heard a lot about Bubby’s from tiktok, so I decided to try with some friends. I got the granola and the famous James Beard pancakes with blueberry compote (got the pancakes to go). The granola was good - no complaints. The pancakes were pretty good. They were very fluffy, but I do think they are too oily - you can taste the oil a bit. So I don’t know if the pancakes are worth the hype, but it’s definitely a cute place to go for brunch with quick service and lots of menu options. Also a very aesthetic inside of the restaurant.

Great location for breakfast or brunch. Don’t let the line in front scare you as we didn’t have to wait more than 15-20 minutes even though the line was huge! Their food is fabulous and super filling. The pancakes are a must. My recommendation is to order a main dish and a double stack with banana and pecans + berry compote with Nutella, rather than ordering the pancake flight as it’s quite big. This way you get to try multiple items on the menu without wasting food! Over all an easy 5 star from me!
Me and my fiancé went here after walking from Times Square all the way down to Battery park and on a cruise to the Statue of liberty and back.I heard about Bubbys online and knew it would be a perfect little stop off for our walk back and it delivered.I had the pancake flight with 3 pancakes, one with berries, walnuts and banana and the other with a little bit of Nutella and strawberries. You also get a jug of maple syrup too! My fiance had a burger and fries. The portions are good size and we definitely deserved and didnt need anything else big for the rest of the day.I had a cup of tea and he had a beer.Qr code on the table to scan the menu and the service is quick with them coming over and asking what youd like and once checking in on you.Seating inside and out. There’s a reason Bubby’s is one of the most well-known breakfast spots on Hudson St. Although they’re known for their pancakes, all of their breakfast items are equally as good. I ordered the salmon bagel and it was delicious, portion size was great. Only downside is it can get really noisy if you’re not the type of person who does well in noisy atmospheres.
Had been here for dinner. We had a reservation although the restaurant was not full. We started with pineapple lime soda and deviled eggs. The drink was very refreshing and deviled eggs were creamy and delicious. We then got pancake flight- blueberry, banana walnut and Nutella pancakes and chicken burger. The pancakes were light and fluffy, not too sweet. Burger was crispy and fries were thin and good. Service was friendly and quick. Tables were too densely packed which was a little uncomfortable. The decor seemed very basic.

It is an old diner vibe restaurant.The signature Pancakes 🥞 were incredible. The green overload omelette and fries were good but not very special.Main courses costs between 20-26$ wirh beverages you have unlimited refills the costs around 6$.Overall we paid 75$ for 2 dishes and 2 drinks, pretty expensive for tourists but absolutely ok for new york.The service were in a good mood others were horrible unfriendly. So it depends on your luck who is your service person.We left happy and satisfied with a good feeling.
Heaven, I cant think of any other words, the pancakes, the bacon, the coffee, the staff, service, everything was perfect. The size of the pancakes was huge, tasted delicious, we could not finish everything and was offered a box to take out leftovers home.We had the refillable coffee and the staff never let out cups run empty, every member of staff was so helpful, friendly and polite, nothing was too much trouble.I would definitely recommend booking in advance as it was very busy and people who had not booked had a long wait.

My wife and I shared the Pancake Flight and wow. So delicious and well worth going for. But.... the biscuits were the star of the show today. So warm and fluffy and the butter/jam were delicious. Make sure you get a side of biscuits no matter what you get there! You do sit very close to everyone around you and while I usually dont like that it worked here and provides a sort of charm about the place. Everyone is friendly... probably because the food is so good!

Food was very good. Fall omelet with bacon cheddar and apples. Side salad. Eggs benny was ok sauce was thin and ham lacked flavor. Veggy chili was good but a little small compared to other dishes. I’ve known about this restaurant for a long time. When I was learning about baking pies I took out the restaurant’s cookbook about pies. At that time I thought this restaurant must be really good if they have their own cookbook about pies. Although I finally visited the restaurant after all this time it wasn’t for the pies. I came with one of my best friends for brunch. There was a really short wait on line but we managed to get a table. My friend ordered an Arnold Palmer. He said he liked it. I ordered an iced coffee with oat milk. I thought it was so cute that they put their beverages in mason jars. We both shared an order of the buttermilk biscuits. They were really good. They were still warm from the oven. My friend ordered the fried chicken with grits. I ordered the Abe Lincoln breakfast. Unfortunately I have a little critique about the grits. My friend remarked they were lumpy. I agreed with him. Other than that we had an enjoyable meal that we were stuffed at the end. I really want to come back again to try the sourdough pancakes because I heard the restaurant is popular for them. I also definitely want to try the pies. Lol! Especially the banoffee pie. Overall my friend and I really had a nice experience at Bubby’s. I can see why it’s a classic restaurant of New York.

Brunch here was amazing but please be warned, the portions are massive! You can probably share a plate with who ever you are eating with. Also, this place normally has a line outside. It is very popular. Be prepared to wait outside or make reservations. The fried chicken is soooo good!!! You must try the sangria flight too 🙂
Came through on a weekday afternoon and outside seating was available. There would have been a 20 minute wait to sit inside. The outdoor space is covered and comfortable on a summer day. The waitress forgot a few key order notes, so I took away a star for that, but the chicken sandwich with chili oil was very good and not too spicy. The lavender mimosa was tasty, but definitely artificially flavored. They have vegan friendly options and a sizeable menu. Would go again.

Sat at the bar for brunch on a Thursday. Even though I had a reservation, they were able to seat me early. The staff was friendly and the ambiance was nice. I found this place by accident from another reviewer on IG. The banana walnut pancakes were exceptional!One of my favorite things was the biscuits. This is a must have if you go. They were very generous on their coffee refills. No extra charge either. Overall, the service was great. The food came out very fast and it was good. I absolutely will return to Bubby’s!

Me and three friends really liked it there. Youll be seated immediately and the menu is straightforward. We got the pancakes and some fried on the side and it was really delicious. I would recommend sharing the pancakes because the portion sizes are quit big. The drip coffee was also good.

Was looking for somewhere for breakfast near Tribeca and a helpful passer-by directed us to Bubbys. So lucky! This is one of the finest breakfasts weve had! There was a bit of a queue for larger parties, but as there was only two of us we managed to be quickly seated. The food and service is phenomenal and the buzz of the restaurant is vibrant. Cannot recommend Bubbys enough do not miss!

My girlfriend and I ate breakfast consisting of pancakes, omelettes and sausages.The pancakes were fluffy but humongous, three was enough for the two of us. The sausages were a bit too salty for my girlfriends liking. The omelettes were okay, nothing outstanding.

They have a good reputation for pancakes.So we ordered sourdough pancakes, buttermilk, pancakes, and banana nut pancakes, which had caramelized bananas, and toasted walnuts. They put organic maple syrup on the counter. It’s not a thick syrup. It’s watery,so don’t pour it out fast. It taste amazing. It actually accents the flavor of the pancakes. We put bacon and sausage on the table as well. That always goes good with pancakes. the menu is a barcode thats glued in the middle of the table. You scan it with your phone and you can see a wide variety from fresh pies,burgers,bagels, avocado, toast.,salads and more. You could come back here 10 times over and eat different foods. There’s plenty of indoor and outdoor seating. They sell souvenirs and buddy clothing along with the maple syrup.
Pancake flight is a great option to have the three options in one dish. 2 out of those 3 were great, the other one was mid at best.Sides are a bit expensive for the size.
Best brunch from downtown. Excellent food, fresh, best pancakes, good service, fast and efficient, you cant book but there is enough place and good organisation so you will find fast a place. Indoor little bit noisy so if you prefer calm environment stay outside. We recommend at 100% but I reduce to 4 stars because we tried a second time take away and it was disappointing on food quantity and missing goat cheese on avocado toast...
Pancakes!!!!!!We went to several different breakfast spots for pancakes, which were amazing in all honesty, BUT Bubbys are the king of pancakes!!The pancakes are so soft and fluffy, and they go so well with either chicken or blueberries. They fill you up nicely, and you get a large bottle of maple syrup for the table, which would probably increase this rating to 6 stars if I had the choice to do so.The atmosphere is friendly and the service was really quick. The pancakes were definitely made fresh, but they came out so quickly, which was nice. This is THE pancake spot. 🥞. Yummy.
One of my favorite brunch places in the city and never disappoints. Ive been twice so far, but it always proves delicious. We did go on a Sunday, so Id recommend going early before 10 am to beat the rush. I definitely recommend getting the biscuits at any time of day, they are just amazing. The pancakes with Nutella are also great.
Would recommend coming in a weekday so you can get a reservation because even on a Friday the line was out the door - but I can see why! The pancakes are truly phenomenal, so light and fluffy. I got the chocolate chip & whipped cream topping and the berry compote. The chocolate was great at first but got a bit sickeningly sweet after a bit - but the berry compote was perfect. I could only get through half of them but would come back and share next time! Staff was very kind and welcoming.
Food was amazing. Servers were great at staying up on our water and checking in at just the right times. I had sourdough grilled cheese sandwich with tomato soup. It was excellent. Hot chocolate with homemade roasted marshmallow was great. Their pie was to die for. Only dislike is we had two small children and needed one high chair. All the tables were so close to each other everyone walking by kept tripping over my childs high chair and my chair. Very annoying, but not horrible. I loved the atmosphere. Very coffee and cafe vibes.

Definitely a mediocre place on all levels. Honestly after hearing about it for so many years I decided to finally come. Food was not as I expected at all. Pancakes tasted like raw biscuit dough dipped in syrup. Eggs were very runny to be scrambled. Service was not great at all. One waiter at brunch today with shorts really gave off a bad vibe. He just kept prancing by giving off stares. Then when I tried to get assistance he totally ignored me as if he didn’t hear/see me. I was stunned at the lack of smiling faces in addition to him and staff that were not pleasant. The most courteous were the staff who sat us at our table who were at the door. Atmosphere was not bad prices weren’t either I suppose. The bathrooms were a little creepy. Reminded me of a subway low key and they’re for both genders. For the brunch to be their strong point and not make me feel like this place is worthy of five stars. I will not be back again.
Was a total victory considering we had no res on a Saturday night and 5 hungry people. They care more about brunch -- it closes early, its noisy in the dining room and too brightly lit but somehow the vibe is still pretty great and the food is solid.
Had a quick visit in the city and found this spot. The menu actually reminded me of my visit to Asheville, NC. Very homey, good comfort food. Lots of different non-alcoholic drinks to choose from. I had a sourdough grilled cheese sandwich and tomato soup- was delicious. And shared with my table the Bacon Mac N Cheese- I definitely recommend that. I would come back!
Open. Bright. Good energy but not too noisy. We’ve been here for breakfast before and loved it. Came back for dinner with our adult kids. Everything was great. The chicken skewers was prob the best. The burger was good as always. Had to get the fluffy pancake flight. And the deviled eggs were perfect.Big fan of the unlimited ice tea - I had to drive afterward.
I was only in New York for 4 nights however I managed to fit this place in twice. One for breakfast and once for lunch.Both times the food was very very good. My wife was just as happy and put her pancake breakfast as one of her top 3 meals whilst in the USA.I would definitely recommend Buddys.

Second time here, and it was better than the first! The chicken and pancakes are popular for a reason and are a must try once in your life kinda deal. The Biscuits with homemade jam and butter is really delicious ( Red Lobster Biscuits who?) I enjoyed the Biscuits and chili gravey,it wasnt heavy and full of alot of greasy fats and paired well with the potato hash that comes as a side option. The lemonade are quite sweet, so if youre sensitive to that kinda thing, they have plenty of other drink options. The service was great, and the staff were really friendly despite how busy it was. Price per person isnt bad either( it was 83 bucks all together and will post the bill later). Will definitely be a returning customer 🤗☺️!

The music was the right vibe and level where you could hear it but it wasn’t drowning out your company.Now to the food. Amazing - I had the hot chicken sandwich which I found to be just so good. Not exactly creative but an excellent delivery of a classic sandwich.My company had a classic breakfast with pancakes that I also tried and they were to die for!We also ordered the deviled eggs for the table and I loved the unique take on deviled eggs. I even saw a celebrity here! There were so many different kinds of people which I also appreciated! Lastly the art was really cool!

Oh wow, what an amazing kid-friendly experience with an amazing atmosphere, great service, and delicious food and drinks. Our kids are notoriously picky eaters but they both completed their meals and were asking for more.For the adults we shared the matzo ball soup and bacon brussels sprouts, I had the ribeye and my wife had the meatloaf. Outstandingly delicious food, but a surprise hit was the homemade root beer and sour cherry pie!If you are checking out the Ghostbusters HQ, highly recommend you take the very short walk and check this place out!

Here is an honest review: 1) The receptionist was very rude and had lots of attitude ! So the experience started very badly but the food was really yummy. 2) Pancakes were very soft and thick. The veggie omelette was out of this world. But again, the receptionist ! 👎 also, the servers look at you in the eye for you to ask for the check & leave, once you finished your food 🤣
Honestly a bit overrated. I got the eggs benedict and the hollandaise sauce was a bit too sweet, and my eggs came out slightly raw (parts of the egg white were translucent) and when i told the waiter about it, she said that’s how they are and they “wouldn’t be raw” despite me showing her the translucence. Also their biscuits have lard in them, and there’s nothing shown on the menu that would suggest that, and I only found out after the waiter mentioned it. That should be made clearer, because I was not told that last time I ordered them.
Came here on a Sunday morning as a party of two and we were seated immediately. Our waitress was very nice and attentive and we didnt have to wait at all to place our order. We split an order of two biscuits which were delicious (especially the fresh butter and jam). I had the chicken and pancakes which were AMAZING. The entrees are large so be prepared to share or take some home so it doesnt go to waste.

Had high expectations but this did not live up to the hype.. had the mixed berries sourdough pancakes and bubby’s burger. the mixed berries were overwhelmingly sour and overpowered the pancakes. maybe would have been better with a different topping. it was overpriced for some mediocre pancakes. the burger was just okay, the meat was more on the dry side and could use some sauce. the fries that came with the burger were too salty.
We came here on a chilly afternoon and wanted something cosy and warming. Had the meatloaf, a glass of Merlot and the peanut butter pie for dessert. Everything was to die for. The best meatloaf Ive ever had and I could eat three of those pies in a row as they were so good and they also came with the best vanilla ice cream, made with tonnes of real vanilla beans. Its a must-visit!

Yes yes yes! Brunch was amazing. We shared biscuits to start which were so buttery and flaky. The butter and jam were also delicious! My mouth is watering writing this 😅For entree, they all sounded so good! I know they’re famous for pancakes but I wanted savory so I went with the salmon eggs Benny. It was tasty! The English muffin or whatever was the base was pretty small, I could’ve used a little more to sop up the yolk. I always ask for hollandaise on the side, which they gave me way too much of. Fries were perfect! This hearty meal was my post 19-mile rim meal and it was everything and more.Drinks were also good. I got the aperol spritz which was standard and not overly sweet which I appreciated.The wait was also much quicker than expected for our group of 5. We went next door to grab coffees and were called in by the time we got our drinks to go. Only negative was that they made us finish them before being seated.
Echoing what someone else commented a few months ago, but the james beard pancakes were not good and the price only made things worse ($24 for 3). the consistency felt undercooked and there was no flavor. the pictures and reviews looked great, so that was disappointing. rest of the food was also meh and way overpriced. waitress was nice though and food came out quickly
These pancakes are to die for. They are rich, fluffy, and are smothered in the most delicious toppings. I suggest the pancake flight! We also enjoyed a great Bubby burger and Caesar salad. Definitely worth a visit!
Bubby’s was by far our favorite breakfast while in New York.Reservations are highly recommended, as the restaurant packed full of people and pancakes.Speaking of pancakes, the James Beard pancakes are amazing. Fluffy and flavorful, these are truly the star of the restaurant.I opted for the pancake flight so as to try multiple toppings and was not disappointed. All three toppings were wonderful, with the Nutella and berry topping being my favorite.Coffee here is very good and the servers are quick on refills. The coffee mugs are really nice and with art designed by the owner. Mugs are available for purchase, and we got two as souvenirs.This is somewhere I’ll always think fondly of while sipping coffee from my Bubby’s mug.
Bubby’s was recommended to me by a friend, and I was disappointed with the restaurant with how high it is rated. The food was good, but just good. Seemed overpriced and overhyped. We had to get a reservation well in advance. Overall, this place is not worth the hype.

Had the double burger and man was it delicious! All quality ingredients. The price point is a bit high for burger and fries but the experience I would say is worth the price point. The place is historically known for pie and they didn’t disappoint. Absolutely spectacular. Never packed to the brim so bring all your friends with you. Drink specials weren’t too shabby either. All in all a delightful place that I would visit again.

Amazing breakfast, locally sourced! We went on a Saturday morning a bit of a queue (about 30min), but was worth it! I am usually not a big fan of bacon as it feels sometimes way too processed but this one was well done. Everything was good, the scrambled eggs, homemade potatoes, pancakes! I came here with a colleague who had suggested this as a result of seeing it on TikTok. This place is LEGIT. Firstly the staff is super friendly and accommodating. I arrived a bit earlier than our reservation (which I recommend you make reservations prior) and they happily sat me at the bar and allowed me to wait for my friend to arrive. I had a black coffee (which was great) and great conversation with the gentleman behind the bar.When my friend arrived we grabbed our table and looked at the menu. Its not the largest breakfast menu but it does off er a lot of interesting options that I thought stood out. It took us a while to finally decide, and we were happy that our waitress Emma didnt make us feel rushed in any way. We ordered two Mimosa Flights, which is basically a sampler of 4 different flavors of mini Mimosas and they were really good. Oddly enough, the lavender was my favorite and normally I dont like anything that smells or tastes like lavender.Food wise we tried to order as much as we could in terms of variety without being gluttonous. We shared the Abe Lincoln Breakfast, the Fried Chicken, the Pancake Flight and four biscuits on the side. I wont go into details for every single item, because they all were DELICIOUS. All items arrived very quickly and had excellent presentation. Everything tasted really good and I personally was floored at how fluffy the pancakes were. We also really loved the flavor of the fried chicken.Overall I think this place is definitely worth a visit. They have a really good variety of interesting items on the menu, and the customer service was absolutely excellent (thank you Emma!). The only reason they didnt get 5 stars is because I felt that it was a bit too expensive. Our waitress must have been having a hard day as she did not engage except to take our order. No thank you at the end, even as we were walking out the door. This is a great breakfast option in NYC!! It was very busy, but the hostesses were organized. A very friendly staff that was knowledgeable and kind. The Corned Beef Hash was hearty, delicious and filling!! Highly recommend this as a must try breakfast option when visiting the city. BONUS: The Franklin St. subway is a 5 minute walk.
The location is charming, and the atmosphere is cozy and inviting. The menu offers a good selection of comfort food, and the quality of the dishes was decent. However, the service was not up to par. Despite the restaurant not being very busy, we experienced long wait times for our food, and the staff seemed somewhat inattentive. Additionally, the prices were quite high for what was offered.It gets very crowded during peak hours, and while the food is delicious, the noise from other patrons can be quite overwhelming inside. We also encountered an unexpected additional charge for being a party of six; a 20% large party gratuity was automatically added to our bill. This policy wasnt clearly communicated beforehand. Overall, while the food was enjoyable, the overall experience was just average. Its a decent place if youre in the area, but there are better options available for the price.
The food at Bubby’s is great. We recently had a delicious brunch. We ordered a bagel and eggs, chocolate chip pancakes, and the Caesar with fried chicken.The food is really delicious comfort food at a reasonable price, but certain not innovative or gourmet.The restaurant was very loud with club music on a Sunday at 2pm and was also full of tourists… it seems the word has gotten out out tribecca.
I discovered this cute brunch place because it was in my neighborhood. Its probably the best brunch Ive had in New York city. Its less pretentious than Sarabeths and has tastier food.They have great options for if youre in the mood for sweet or savory. One thing I would say is a must is the biscuits. Some dishes come with biscuits but if yours doesnt order a side of biscuits. You wont regret it.

Our decision proved to be satisfactory, as we were not disappointed with the quality of our meal.Regarding beverages, we opted for passionfruit lemonade and pink lemonade.For my dining companion, we ordered deviled eggs, biscuits, and mashed potatoes. She expressed particular delight in the biscuit and mashed potatoes while also finding the deviled eggs to be both tasty and light.Given my substantial appetite, I selected mashed potatoes, biscuits, fried chicken, and coleslaw as my main course.I commenced my meal with the mashed potatoes, which exhibited an ideal texture and an appropriate amount of gravy. The biscuits were exceptional, possessing an optimal level of texture. Now, regarding the fried chicken... before partaking in my meal, I anticipated having leftovers to take home. However, I was pleasantly surprised to find that I consumed the entirety of the chicken. The initial bite captivated my taste buds, and I found myself unable to resist the delectable combination of the chicken, mashed potatoes, and biscuit. The chicken was expertly fried, devoid of greasiness or excessive seasoning, and featured an ideal ratio of breading. Without a doubt, this was the finest fried chicken I have encountered within the city.Should we find ourselves in the vicinity again, I eagerly anticipate trying additional items from their menu. Bubbys establishment exceeded our expectations and provided an exceptional dining experience.The coleslaw was not to my liking. The texture was not as expected, and it was excessively liquid.
I went for brunch with a friend. They didnt take reservations which tbh I usually avoid places like this as the wait is epic. However, even though there was a wait, the servers kept everyone organized and we only waited about 30 min which is not bad at all for Sunday brunch in NYC. Its a cute place and they definitely pack as many people in as possible. Nice ambiance and our server was fantastic! Made recommendations and was friendly but not annoying. We both ordered the Abe Lincoln Breakfast and split some fried chicken. Dont judge! We were hungry. 😋 The food came fast which was nice but it wasnt hot. The plates had obviously been sitting for a while before we got them so that was disappointing. The silver dollar pancakes were too thick and kind of dry. The fried chicken was right out of the grease though so it was hot. It was tender but unfortunately didnt have any flavor. The biscuits were really good though and so was the homemade jam. The best thing was the homemade soda. I got the pineapple lime and I could of had an entire pitcher. It was to die for.
Bubby’s is great! We waited in a long line, but if you’re only a party of two you can usually get seated pretty quickly on the weekends. The pancakes were the star of the show and the reason I’d go back.
Was looking for a quick bite and stumbled upon this spot. Great service to begin with, servers were sweet and friendly. Was not expecting the pancake to be so fluffy and soft, paired great with the very tasty chicken. Pizza was spicy! Great meal overall will definitely be back for breakfast, lunch and dinner.

Don’t understand why this restaurant has such a high rating. It was crowded. Food is very ordinary. Many breakfast restaurants offer a lot better food.
We were sat down, food bought to us, eaten and the bill bought to us when wed not even finished our drinks in 40 minutes. The good was good but it cost $96 for 2 breakfasts and 2 drinks. Felt like we were just rushed and therefore it wasnt enjoyable, would not recommend.
One of the best place in New York! I would highly recommend it when you are in NYC. They have plenty of food options in the menu and loved everything whatever we ordered.Usually restaurant is quite busy, but they accomodate you with less waiting time. They have option to dine in inside and in patio both. Servers are very nice. If you don’t like the taste of something, they happily replace it for you or won’t charge you for it.For soup lovers, must try tomato soup. Apart from that salads, burgers and pana cakes are really good. Enough food choices for kids..
Its a good location. And we had brunch here. Food is good. Home potato is the best for me. Coffee is good aswell and my friends loved the pancakes. Usually its super super busy., but due to the rain we got in without any wait.
We need to talk about the chicken and pancakes. Holy toledo, talk about AMAZING. The chicken is totally amazing and to die for. I ordered the pancake sampler and my patner order the chicken and pancakes, I took one bite of his and requested we share. Highly recommend. Great staff, great food. Will come back.
Great experience! We were searching for quick, yummy breakfast and this was perfect! The food and drinks were delicious and the service was so quick! It was crowded, but they still seated us and worked so fast to get us what we needed! Also excessive substitution options for anyone with dietary restrictions or just picky eaters like me :)
I recently visited Bubbys with friends, and we had a very disappointing experience. We arrived a little earlier than our reservation time, and from the moment we stepped in, the host was kind of rude. There were three of us, but we were told we couldn’t be seated because our party wasn’t “complete.” The restaurant wasn’t busy, yet the host insisted that we wait outside in the freezing weather or go to a cafe down the street while we waited.Obviously, we weren’t going to wait, so we decided to go somewhere else. It was our first time going to this restaurant, and what an unpleasant experience!!Would not recommend this place based on the rude and unwelcoming attitude we encountered.
Came here for breakfast and loved it. Sat outside in their semi covered patio seats. Had the green out omelet and my guest had the pancake flight. Both looked great and tasted amazing. (I had some of the pancake). It was better than anything I’ve had locally near me. Would highly recommend coming here and having breakfast…. And Oh the orange juice is freshly squeezed!
One of the best breakfasts I had whilst in NYC. Get there early to avoid the queues. The Ghostbusters building is just around the corner too.
Delicious, I love breakfast and this place is excellent!!We arrived very early on a Saturday morning so we happened to get seated right away. We also happens to be served by in my opinion the best server in the restaurant, Albana. She was great, remember all our orders and checked on us not to often but often enough to see if we needed anything.Then the breakfast was like I said in the bugging, Delicious!Here are a few pictures. It was better than the actual picture. 😋We’ll return next time we are in New York.
Bubbys is a great place for salads, burgers, and nicer entrees too if you do dinner. Always a line for brunch. They also have wonderful pies! Its very loud in there so its good to note depending on the group you are with.

Bubby’s is a must stop if you’re in New York City and looking for the best breakfast the big apple has to offer. You will not be disappointed with whatever you choose however, I must say the chicken and pancakes very very well worth it.
Amazing place for brunch! The pancakes were soft and fluffy and the fried chicken was amazing it was moist and had a lot of flavor! The lemonades were great and fresh! I recommend a reservation though as wait times can be long without one!
I like to consider myself a biscuit connoisseur and these are the best biscuits I’ve ever had! So yummy. The iced coffee was great too which I feel is hard to find at a brunch spot. Loved it and will be back:)

Found this place while out walking one morning and popped in for Sunday breakfast. The atmosphere is local and friendly. The staff were efficient and helpful. The food was excellent, Id recommend the pancakes and the Mexican eggs (cant remember exactly what its called!) Anyway, top marks and Id like to return for lunch or an evening meal.

Wonderful food & excellent service!Definitely recommend if you just want to talk and enjoy great food. In this day in age we are often caught up on our phones while sitting at a table with people. If the food and service doesn’t spark a conversation I don’t know what will.Between wanting to try everything on the menu, finally went with the Double Bubby Burger. My partner and I tried out the mimosa flight which was 4 different flavored mimosas. The variety was nice to have especially if you’re into trying new foods/drinks. The pomegranate(tasted like rosé) and grapefruit were my favorite. The bacon Mac n cheese was amazing. It was cheesy, filling, and bacon was crispy.Anthony P. Best Pancackes in NY, I love them! I tried the ones that came with Nutella and fruit compote, they are huge and perfect for sharing.
This place is not what you would call big, and I’m really thankful it was not fully packed when we were there since it looks like it might get a bit uncomfortable -especially for wheelchairs. Anyhow… if possible, and for convenience purposes, make a reservation. Overall, our visit to Bubby’s was the friendliest experience we had while visiting NYC. For starter, we arrived like 40 minutes before our appointed time, and they unworriedly let us in; it helped the place was at half capacity. Our waitress was friendly and courteous, and guided us through the Bubby’s experience. The place is completely casual and unpretentious, and though not sure, I’d bet its forte is breakfast. The menu is not extensive but definitely covers the basics: from juices, coffee and pastries to assorted pancakes and eggs. A bit of a letdown were the pancakes, which although beautifully fluffy, lacked some of that buttery, silky touch everyone having pancakes is going for.
Food tasted great, and service is nice and quick. We sat outside on a cold spring day, but don’t you worry they have heater on. The lay out of the restaurant is cute, so that’s always a plus.
Bubby’s had a homely feel even though it was very busy. The staff was very welcoming and attentive....The food was as amazing, I had the chicken and pancakes. The chicken was well marinated and you could taste the seasoning even in the batter... the pancakes are made with their own mix that you can actually purchase there. One of the best breakfasts place I’ve had in a long time in NY. Started with friendly server, bloody Mary & freshly baked biscuits. So good, I should have asked for six more pieces. DO NOT SKIP GETTING PANCAKES & BISCUITS! Not going to lie, the line ups were long. We gave up at one point. The service is quick & friendly. Our party of five was able to get table within 30 minutes. I came to Bubby’s for breakfast and it was as so good I can back for dinner. Weekend breakfast/brunch is crowded but you can eat at the bar if there’s space. Pancakes and apple cider were amazing, as was the chicken biscuit! The Cuban pork is so tasty - now I need to come back for the fried chicken.

Server was brief but attentive. Seating felt a bit rushed, turning tables was clearly a priority. Understandably I would say, but still a compromise. Food was very timely and the drip coffee was a standout. Sourdough pancakes, Crab Cake Benedict, all very good.
The food was fantastic, even the gluten free options like the pancake. It was very loud and difficult to chat with my friends. It did feel cramped at the table as well. But Id go there again right now if i could for those delicious gluten free pancakes!

Heard great things about Bubby’s and made a reservation for a Tuesday afternoon. It was a bit later in the day, towards the ending of brunch. The food was subpar and my eggs tasted like plastic - wondering if it was old or leftovers. The same goes for the tortilla, tasted very stale. The pancakes were great so maybe I should just stick with that the next time around.The vibe is great inside but I wouldn’t come here just for the food. Was a bit disappointed and don’t plan on coming back.

Subpar experience overall, with good service but mediocre food. We got the eggs benedict with smoked salmon and the Bubbys breakfast. The bacon was thick, had an inconsistent crunch (when it was crunchy it was good, though) and hard to chew through over most of its length. That said, the scrambled eggs were done well with good flavour and texture.The hollandaise in the eggs benedict was neither yolky nor buttery enough. Its texture was runny, with a strong lemon taste. Echoing what another reviewer has mentioned, I am not convinced this is real, freshly made hollandaise.The pancakes appeared fluffy but were dense and cakey with an overpowering aftertaste of baking soda.Overall a disappointing experience and I would not be back.

My visit to Bubbys was years in the making. Having heard, and planned to visit probably 4 years ago, COVID dashed those plans.I likely visited during the lunch rush, so there was a brief wait for a table. If you enjoy a communal sort of experience, the table layout lends to being fairly close to other patrons. Its not a shared table thing, but things can feel a little cramped. So you will likely have to compete with conversations your neighbors are having, and the music is quite loud. Be prepared to speak loudly to place your order. Or in my case, my girlfriend texted me her order and I had to read off hers and tell mine to the waitress. I mention all these things not to complain, but to give a sense of the ambiance. Some may enjoy this kind of environment.Service was excellent. Everyone from the greeter, to the waitress to the person who helped me purchase a mug was incredibly nice.The food was delicious and generous in portion, and reasonably priced.Bubbys is definitely a place to visit!
I came here with my friends and we all split the pancake flight. The first thing I have to say is that $26 for three pancakes is a steep price, and to be honest I’m not sure if it’s worth it. I get that it’s a high end place and everything from the staff to the tableware reflects this, but if you’re coming for only the food there are cheaper places with the same quality. The pancakes were incredible good however, they were very fluffy and the toppings made each one unique while still blending well all together.
This place lived up to my expectations. I ordered a mimosa flight (classic, bellini, lavender, and pomegranate hibiscus) and the Abraham Lincoln. The pancakes (blueberry compote) were fantastic and even though I was full, I wanted more. We also ordered biscuits which were delicious and what you’d hope them to be. The wait wasn’t too bad given that it was 12:30 on a Sunday.
As many times as I been to the city I never knew of this place. Im so glad I found this tasty gem! Its a must every time I go now. I loved all the food and the lavender mimosa was a delightful surprise. The staff is doing a fantastic job with covid-19 protocols too.
